Your column is full, your regulars text you directly instead of the front desk, and you are handing half of every ticket to someone else. So you start doing math in your head between clients.

Booth rent vs commission isn’t really a philosophy question. It’s arithmetic with a feelings problem attached — because the arithmetic usually says go, and the feelings say what if the chair sits empty.

Both of those deserve an honest answer. Here’s the math, and here’s the part the math doesn’t cover.

Short version

Commission means the salon keeps a share of every ticket — and covers your station, your product, the front desk, and the clients who walk in the door.

Booth rent means you pay a flat amount for the space and keep everything else. Your rent does not care whether you had a good week.

There’s a break-even number, and you can find yours in two minutes. At $1,000 rent on a 50/50 split, it’s about $2,400 in services a month. Above that, renting pays more.

The number is the easy part. What actually decides it is whether filling the chair becomes your job — because on booth rent, it does.

Booth rent vs commission: what you’re actually buying

Commission is a trade. You give up a share of every service — commonly somewhere between 40% and 60%, though it varies a lot by market and by salon — and in exchange you get a station you didn’t have to build, product you didn’t have to buy, someone answering the phone, and a door that strangers walk through. For a stylist still building a book, that last part is worth more than the split costs.

Booth rent is the opposite trade. You pay a fixed amount, weekly or monthly, for the chair and the space around it. Every dollar after that is yours. So are the product costs, the color line you prefer, the hours you keep, the vibe at your station, and — the part people underestimate — every single new client.

Neither one is the grown-up choice. They’re priced for different stages of the same career.

The number that decides it

Here’s the whole calculation, and it fits on a receipt.

Take your monthly booth rent, add what you’d spend on product and supplies, and divide by the share the salon currently keeps. That’s how much you need to bill in a month for renting to beat commission. On a 50/50 split you’re dividing by 0.5 — which just means doubling. If you keep 60% today, the salon keeps 40%, so divide by 0.4.

A worked example: $1,000 a month in rent, $200 in product, on a 50/50 split. That’s $1,200 ÷ 0.5 = $2,400 in services a month. Roughly twenty clients at $120. Bill more than that and you’re ahead renting; bill less and commission is quietly paying you better.

Your monthly booth rent

Break-even if the salon keeps 50%

Break-even if the salon keeps 40%

$600

$1,600 in services

$2,000 in services

$1,000

$2,400

$3,000

$1,400

$3,200

$4,000

$1,800

$4,000

$5,000

Assumes $200/month in product and supplies. Swap in your real numbers — rent and splits vary enormously by market.

Two things the table can’t hold. Booth rent is due in a slow February exactly like it’s due in a busy December, so a month of cushion matters more than a good average. And renting almost always makes you self-employed rather than an employee, which means quarterly estimated taxes and nobody withholding for you. Worth an hour with an accountant before you sign anything.

The part the math doesn’t cover

On commission, a slow Tuesday is the salon’s problem. On booth rent, a slow Tuesday is yours.

That’s the real shift, and nobody warns you about it properly. You don’t just take over the rent — you take over the marketing, the rebooking texts, the reminder that keeps a no-show from eating a two-hour color slot, and the work of being findable by someone who has never heard your name. You went to school to do hair. Suddenly you’re also doing acquisition.

The stylists who thrive on booth rent aren’t the ones with the cheapest chair. They’re the ones who had a plan for filling it before they moved.

Where StyleSeat fits, if you’re going independent

This is the gap StyleSeat was built for, so here’s the plain version rather than a pitch.

StyleSeat is $35 a month, currently running a promotion at $19, and the marketing you just inherited is included at that price — email and text marketing, client reminders, an automated booking assistant, business analytics, promotions, a loyalty program, the AI social post builder, and review management. That matters more than it sounds. GlossGenius charges $56 a month for Gold to reach comparable text volume and analytics. Vagaro starts at $23.99 with one bookable calendar and sells email and text marketing as paid add-ons — its own page leaves them out of the free trial.

Then there’s the front door you gave up. StyleSeat runs a marketplace and spends over $5M a year advertising on Google, Meta and Apple to put pros in front of clients who are searching right now. When one of them books you for the first time, New Client Connection takes 30% of that first service, capped at $50, once for that client and never again, charged after you’ve done the work. On a $200 color that’s the $50 cap — you keep $190 with a 20% tip — and every appointment she books after that is yours at no new-client fee. Top Pros using it average $9,800 a year in new-client revenue.

Two more things worth knowing before you decide. Clients pay a $2.35 booking fee at booking — that one’s StyleSeat’s, not yours, and it cuts no-shows by over 80%, which is real money when your rent is fixed. And card-present payments run 2.5% + 30¢.

If you’re the one renting the chairs out

Different question, and worth being straight about. If you’re running commission stylists and need commission splits, payroll and real inventory with stock levels, Mangomint at $120 a month plus $10 per user and Boulevard from $140 a month per location specialize in exactly that, and they’re good at it.

StyleSeat supports staff calendars today at no extra cost, and there’s a small-salon tier in beta with a receptionist and multi-calendar booking. But if payroll is the reason you’re shopping, start with the two above.

Questions pros ask

Is booth rent cheaper than commission?

Only above your break-even. Booth rent is a fixed cost and commission is a percentage, so renting gets cheaper the busier you are and more expensive the slower you are. Divide your monthly rent plus product costs by the share the salon keeps: at $1,000 rent, $200 product and a 50/50 split, break-even is about $2,400 in services a month.

How much booth rent is too much?

Run the break-even and compare it to what you actually billed over the last three months — not your best month. If your break-even is close to or above your typical month, the chair is too expensive for where your book is right now. That can change in a season, so it’s a timing answer, not a forever answer.

Do I keep my clients if I leave a commission salon?

It depends on what you signed. Plenty of commission agreements include non-solicitation terms covering the salon’s client list, and they vary widely in what they actually restrict. Read your agreement before you give notice, and get a lawyer’s eyes on it if the language is vague. Separately and practically: keep your own record of the clients who found you, wherever you work.

Am I self-employed if I rent a booth?

Usually yes. Booth renters are typically independent contractors rather than employees, which means no withholding, quarterly estimated taxes, and business expenses you can deduct — including your rent, product and software. Commission stylists are more often W-2 employees. The details depend on your agreement and your state, so an hour with a tax professional before you switch is money well spent.

The honest answer

If your book is full and you’re paying half of it away, you already know what the math says. Go find your break-even, look at your last three months, and see how much room is actually there. It’s usually more than people expect.

And if the honest answer is not yet — that’s not a failure, that’s a plan with a date on it. Build the book first. How to gain more clients as a hairstylist is the place to start, and the 21-day StyleSeat trial with the $19/month promotion will let you test the client side before your name is on a lease.

Last updated August 28, 2026.
